Real estate is an amazing investment vehicle for doctors
Yet, what is the reaction that I get from most people when I tell them that I am a real estate investor? Invariably 8/10 people tell me that they don’t want to deal with a broken toilet at 2 AM. Oh boy. (Seriously, how many times have you dealt with a broken toilet in the middle of the night at your home? If the answer is more than 1, you need to do some serious self reflection.) My diatribe aside, if this is something that worries you, this real estate course for doctors by Dr. Cory S. Fawcett, AKA Financial Success MD, is for you.
For those who are unaware, Dr. Fawcett is an author, speaker, coach, and financially free real estate investor, among other titles. At the height of his real estate investing, he owned 64 units which he self-managed as a full time general surgeon. Let me repeat that, he managed 64 units…WHILE HE WAS A FULL TIME GENERAL SURGEON!
Until recently, the only way to access Dr. Fawcett’s immense experience and advise was to hire him as a coach or buy one of his books.
However, Dr. Fawcett just came out with an online course, The Doctors Course to Automating Your Real Estate Investments
As many of you also know, my wife, Selenid, and I just purchased our first investment property. We will be largely managing this property ourselves. I am a full time plastic surgeon and she is a full time university professor. If there was ever a real estate course for us, this was it! We immediately pounced and took the course.
This is the real estate course for you if you (or your partner):
- Are a doctor
- Are planning to invest in real estate
- Currently invest in real estate
- Want to maximize profits from real estate investments
- Want to minimize the amount of active time you need to spend on real estate investments
It’s as simple as that.
Basically, everyone interested in or currently investing in real estate will benefit greatly from this course. The very modest price tag for the WHOLE course ($497) will cover itself by implementing only 1 or 2 tips that you pick up from the course.
The good news is that there are actually 100s of such tips in this course.
How does the course work?
The course is released over 4 weeks. You can buy and start the course at any time. There are no arbitrary start or end dates to the course. This is a nice advantage compared to some other courses. You get the information when you need it.
There is an Introduction module and then modules for Weeks 1 through 4. Each module contains about 8-10 videos featuring Dr. Fawcett giving you the high yield pearls that he has picked up through his experiences.
Remember, he managed 64 units as a full-time general surgeon. He used real estate and achieved FIRE. He now continues to invest in real estate as he travels the world with his wife (usually in an RV). He’s got it figured out.
When I find someone who has achieved the things that I want to achieve and they’re willing to share, I listen. It’s why I’ve read two of his books and jumped on this course the moment I found out about it. Investing in yourself is the best investment that you can make.
What will doctors learn about real estate investing in this course
The overall goal of this course is to help investors automate their real estate investments to the exact level they want: from self-management to full automation through outside property management. So, whatever your preference, this course will help optimize your strategies.
The focus of the Week 1 module is Emergencies and Maintenance.
Wisely, Dr. Fawcett addresses the leaky toilet in the room first.
Every type of possible emergency or repair that you can expect to encounter or that he has encountered is reviewed. He literally goes step by step of how to deal with them. Which ones you can easily fix on your own and which to get help for.
I hate to get cliche but this is high yield stuff.
Week 2 focuses on Room Turnovers
In real estate, vacancies equal lost money. If you are renting an apartment for $1200/month, each day without a tenant equals $40 of lost money. That’ll add up quickly. To put it briefly, this is important.
Again, every aspect from when an apartment is vacated to when it is filled again with a new tenant is covered. Honestly, this is an area that stresses me out.
If you have read or listened to Dr. Fawcett before, you know that he has a unique way of breaking down complex topics and tasks into simple terms, making the confusing, understandable and the daunting, achievable. I found that to be the case again with this module. I picked up a number of pearls that I will be implementing in my business.
Next in Week 3 is New Tenants and Collecting Money
My wife and I are filling our first units. We have been gathering information and advice on how to best do this by word of mouth and searching the internet.
Setting up for our first tenants is a main focus of ours right now. We truly learned more watching this module over one night than we have in the past few months combined.
Again, when you find someone who has been successful doing what you are trying to do, you listen.
A HUGE advantage to this course is that Dr. Fawcett includes 17 (!) downloadable forms for FREE with this course
One of these forms is his actual, self-created lease agreement that he uses for his properties.
If you have looked for a lease before, it can be surprisingly frustrating. You can buy them, but they are generic and heavy in legalese. Or you can bang your head against a wall and create your own. But then you worry about how it holds up or if you are missing something.
I chose to make a lease myself. It’s been stressful…until I took this course. I compared my lease to Dr. Fawcett’s agreement and amended mine where needed. These downloadable forms, which also include Move-in and Move-out Checklists, Rent Past Due Notice, and Renting Instructions among 14 others, were worth the price of the course by themselves in my opinion.
Lastly, in Week 4, the topics are Tenant Problems, Evictions, Taxes, & Accounting
This module is a grab bag of sorts but contains a lot of helpful information. Just like leaky toilets, everyone worries about bad tenants and the torture they may bring you.
After reassuring us that problem tenants really are an exception to the rule, Dr. Fawcett provides concrete and actionable steps for dealing with these exceptions. Managing non-paying tenants, evictions, and other issues are laid out quite to the point.
Ah, accounting. We all love accounting, right? Actually it’s probably the single reason that many doctors haven’t gone into real estate. Tracking everything seems like a pain. With this course, you will learn the actual strategies that Dr. Fawcett and his wife used to make this a streamlined process that eventually kind of took care of itself. It’ll be the system that Selenid and I will use.
Last, you should know that the tax benefits of real estate are incredible. It’s so important to know how to take advantage of these which is why there is a whole session dedicated to just this.
The Doctors Course to Automating Your Real Estate Investments
There are a number of pros to this course:
- Lifetime access to direct, actionable lessons from an expert real estate investor
- Ability to start the course at any time throughout the year; no arbitrary start dates
- Information presented is all high-yield; no fluff. The information yield/time commitment ratio is very, very high.
- The modules are easily digestible and presented in a very understandable way
- An audio file for each lesson is included, so you can listen during your commute. A written script for each lesson is available as well
- Included are 17 downloadable forms that you can use for your actual real estate business
- The price of $497 is EXTREMELY competitive. Most other courses are >$2000. This course has already paid for itself in my case. The included lease agreement download allowed me to avoid extra review fees for the lease that I will be using
- There is a 100% money back guarantee
- Dr. Fawcett will send you a signed copy of one of his best-selling books when you complete >80% of the course
For me, the only cons are:
- There are no live elements to the course. This is really a matter of style and opinion. I didn’t mind this at all because I haven’t always gotten as much out of live sessions with tons of other participants in other courses.
However, you can arrange a one on one coaching session with Dr. Fawcett for FREE with this course. So I guess there is a live element that is actually quite (totally) personalized.
- The course does not go over how to screen and analyze properties. But in fairness, it doesn’t purport to do this. The focus is really on automating your real estate once you have acquired it.
Final Grade: A-
