In lieu of Sorta Random Sunday this week, Selenid and I are excited to share that we have created an app that we really think is a “must” for any current or potential real estate investors. It’s called the Cash Cow Cash Flow Calculator and is available in the App Store and on Google Play!
Why we created this app
One thing that has always annoyed us about evaluating investment properties is that it is tough to calculate exact cash flow numbers on the go when you are actually at a property. We always would see the property and then wait to get home and crunch the numbers on our computer. This put us at a disadvantage.
We looked for any resources to help us and found none…so we decided to make our own, the Cash Cow Cash Flow Calculator.

How it works
It’s really simple.
Just download the app on your phone. When you open the app, you will log in and then are able to start running your analysis immediately.
There are 4 short pages of data to input:
- Purchase Data (purchase price, etc.),
- Loan Information (interest rate, etc.),
- Property and Rent Data, and
- Property Management Information (utilities, etc.)
Any standard fields like down payment (calculated based on % down and purchase price) will come pre-filled. However, all fields are still editable so you can tailor them to each unique property and investment opportunity.
After you put all of this editable information in place, the app will immediately calculate your cash-on-cash return!
The first screen you see will show your CoC return with an associated color:
- Green for >10% CoC,
- Yellow for 7-10% CoC, and
- Red for CoC <7%

You will then be able to see information for all income and expense data as well as monthly and annual cash flow.
This gives you all the information you need to analyze any property!
This is a huge advantage for any investor and something we have loved using.
Best of all, the app will save all calculations. This way, you can go back to them and review, edit them if numbers change, or delete properties that just don’t work.
