1. Introduction
As you know from reading my other posts, I am a real estate investor and love it. Direct real estate investing is a wealth accelerant that fits physicians as high-income earners very well and is a big part of the reason why my net worth grew from -$500k to >$1M in less than 5 years. Many have influenced my tilt towards real estate investing. But nothing has had the impact that the Semi-Retired MD course, Zero to Freedom Through Cash-Flowing Rentals, has had.
Honestly, this course, especially recently, has gotten a very bad rap. I think mainly because it has been so prolific and, of the MD/DO courses out there, it is relatively expensive at $4,999.
But let me be clear, this course is worth it and pays for itself. Again, I spent the $5K to take it when I just graduated training. I even had to use my credit card to pay for it, which is less than ideal. But the return on investment has been greater than I can put into numbers as investing in real estate has grown my net worth by over $1M while also cash flowing $10k monthly.

2. Background: What is Zero to Freedom?
Creators: Drs. Kenji Asakura and Letizia Alto are physicians and experienced real‑estate investors. They used real estate to replace their clinical income and retired from their employed internal medicine jobs.
Course format: Hands‑on 7 week program with videos, worksheets, lifetime access, community and live Q&As. Modules cover goal setting, the “one strategy,” building your team, creating a deal funnel, finding a property, performing due diligence, and beyond.

3. Who is it For?
This course is ideal for any physician who is serious about investing in real estate in the next three months and building a significant stream of income by doing so. 5. Ease of Use & Learning Experience
After enrolling, you have access to a Pre-Course module.
This Pre-Course will introduce you to the basics of how the course will run including the use of an accountability tracker to measure your progress. Also, there is a huge amount of background knowledge and resources available to you through videos and downloadable, interactive forms. All of this will help to set the foundation for the course.
Once the course starts, you get access to a new module every week or two. Each module has a number of videos with Leti and Kenji on related topics covered in that week. There are also usually 1 to 2 interviews with pertinent real estate professionals (mortgage brokers, insurance agents, etc) relevant to the topics discussed in the module.
The platform is easy to use. The videos are clear. And any supplemental materials are formatted well.
6. Time Commitment:
You need to be ready to commit time to this course for it to be worth it. This is not the course that you put in the background while you do something else and expect to learn by osmosis. You need to be actively engaged.
Ultimately, your tasks break down to consuming the course contents themselves and doing homework. The homework forces you to take your knowledge and translate it into action. And then you record it into the Accountability tracker with every other student in the course. I know all of you doctors are competitive. This will get those juices flowing (in a friendly way of course).
In general, Selenid and I spent about 2-4 hours each week on the course itself during our first time taking it. We did it with full time jobs and 2 kids under 2. You can definitely find time to do it. Remember, this is something important and life-changing. Commit to it.
7. Support & Community:
This is one of the things that Leti and Kenji do very well. The community is A++. Honestly, the best of any course I’ve taken.
For one, there is the Facebook group for only those in that particular iteration of the course. So you have this large cohort to ask questions, get answers, and, yes, stay accountable to. I thought I would not like this component as I had never been in a Facebook group, let alone one like this. But I found it super helpful.
Second, baked into the course schedule, there are a ton of Q&A sessions with Leti and Kenji. I thought that these Q&A’s were pretty good. They last a couple hours so they were on the longer side but, even though I often felt like I didn’t have any particular questions, there were always at least 1-2 nuggets that I took away from it that impacted my approach.
Last, a number of coaching sessions with a few different physician coaches were included. I felt that these didn’t help me personally as much as the Q&A’s but they still were a net positive on the overall course. If nothing else, it helps to see how others in the group are faring.
8. Value & ROI:
I’ll share my own ROI and try to put some numbers on it.

The course was a one time fee of $4,999 but I’ll round to $5k for simplicity.
Within 1 month of completing the course, we bought our first investment property. In the first 12 months of owning it, we cash flowed (after all expenses) $13,500. So, even with just this one property and just 1 year, our ROI was 2.7x.
Fast forward 5 years to today.
We own 9 properties. These properties add about $500,000 in equity to our net worth. That right there is a 100x return.

11. Final Verdict
It’s obvious by now that I cannot recommend this course any higher to anyone investing in or thinking about investing in real estate.
I would never make a recommendation unless I truly believed in it and this is one that I make wholeheartedly. My wife, Selenid, and I are very grateful to Kenji and Leti for sharing their experience and expertise with us.
Without finding Semi-Retired MD, we would not have been as successful as real estate investors.
